Questions about replacement windows in Tonbridge

Do I need planning permission to replace windows in Tonbridge?

For a house that is not listed, replacing windows with ones that look similar does not usually need permission, even in the Tonbridge, Quarry Hill or Hildenborough conservation areas. Listed buildings need listed building consent, and flats usually need planning permission.

Is Leigh or Penshurst covered by Tonbridge and Malling council?

No. Both are in Sevenoaks District, so planning questions for houses there go to Sevenoaks District Council.

My Victorian terrace has top-hung casements. Can I go back to sashes?

Yes. Many terraces on Douglas Road, Barden Road and the Priory Road streets lost their sashes years ago. A uPVC vertical sliding sash fits the original opening and opens the same way the first windows did.

What is a flush casement and why suggest it for cottages?

The opening part sits level with the frame, as a timber cottage casement does, instead of standing proud of it. On tile-hung and weatherboarded cottages in Hadlow, East Peckham and Golden Green it looks much closer to the original.

How much does a timber sash cost?

Timber box sash is from £2,650 installed per window. We mainly recommend it for listed buildings.

Can you keep stained glass in an Edwardian bay?

Often, yes. Many of the 1910 villas round Springwell Road have stained glass in the upper panes. Depending on its condition it can sometimes be set into the new unit, which the surveyor will check.

Will a new window fix the damp sill under my bay?

Rotten sills and bay structure are surveyed separately and priced after the survey. They are common on older bays and are better fixed while the frames are out.

Who will actually come to my house?

A surveyor from a FENSA-registered installer that covers Tonbridge. It measures, quotes in its own name and does the fitting.

Tell us which windows you have and roughly how many, and a surveyor will come and measure.
